COMPANY HISTORY

The Colton Companies, comprised of three Southern California Real Estate Companies (the "Company"), have been acquiring commercial real estate in Orange County, California since 1993. The Company was created to participate in the tremendous real estate buying opportunity that existed in many parts of the United States during the early 1990's. This buying opportunity occurred as a result of over building in the 1980's and 1990's and the need for financial institutions to dispose of non-performing real estate debt.

Colton Capital Corporation, one of the Colton companies, is a California licensed real estate company that participates in the acquisition, financing, disposition, management and leasing of the Company and other investor owned properties. Colton Capital Corporation provides a staff of experienced real estate professionals to oversee the day to day property operations and financial reporting to management and investors. Colton Capital Corporation's recognized strength is its hands-on style of management.
